Because their alert tells you a flat exists, not whether it is worth your time. Each provider only knows its own flats, sends everything that matches loosely, and cannot tell you whether you would qualify for a subsidised one. BotBerlin watches all of them at once, applies your criteria once instead of once per provider, and every alert says which WBS level a flat needs, whether your household is likely within the income limit for it, and whether it went up an hour ago or six weeks ago. Filling in every provider’s own form is free and still leaves you doing the reading.

That happens, and it is worth knowing before you pay rather than after. Municipal flats are not evenly spread across Berlin: some districts produce dozens a month and some produce a handful, and the sought-after inner districts are usually the quiet ones. We show you what each district has actually produced when you choose, so a quiet search is a choice you made with the numbers rather than a surprise. If you want more alerts, widening your districts is almost always what does it.

You have 14 days to withdraw and get the full amount back, with no reason required. There is nothing to stop or unsubscribe from either, because a pass is a single payment that simply runs out. The trial before it needs no card at all. If a provider we cover stops being available during your pass, we tell you and offer a pro-rata refund of the unused days on request.

Not to use BotBerlin. Many municipal flats require one, and if you tell us your household size and income we will say whether you are likely within Berlin’s published limit for each flat’s level - so you can stop opening listings you could not be given. Only the Wohnungsamt issues a WBS and only it decides eligibility; we compare against its published figures.

BotBerlin monitors supported public listing sources and sends alerts. It does not claim apartments, submit applications, contact providers, or replace the manual steps each provider requires.
